Tight Deadline: The purchase agreement mandated a fast-paced schedule due to the short timetable permitted by the seller

Complex Reverse 1031 Exchange: The loan transaction had to carefully adhere to strict Reverse 1031 exchange guidelines in order to avoid capital gain taxes on the existing law office building that would be sold in the coming months.

Complex Loan Program/Contract: The client desired a Interest Rate SWAP commercial loan program that was comprised of two parts where one of portion of the loan would allow for early payoff as we expected to sell the former law building within 90 days. The added value was to achieve the best rate/pricing in the market.

Creative Underwriting Required: Underwriting attorneys that operate on a contingent fee basis are problematic for most lenders/banks. Additionally, achieving sufficient annual global debt service coverage required creative projections of debt reduction and future income enhancements.
